CCCS of NEI is approved by the U.S. Department of Housing and Urban Development (HUD) as a Comprehensive Housing Counseling Agency.

All counselors have completed certification by the National Foundation for Credit Counseling (NFCC) as Housing Counselors. CCCS has 3 AARP Tested and HUD Approved counselors qualified as national telephone counselors.

The counselors provide face to face counseling locally and are approved to provide reverse mortgage counseling by telephone nationally.

WHAT IS A REVERSE MORTGAGE?
A reverse mortgage is a loan against your home that you do not have to pay back for as long as you live there. It can be paid to you all at once in a single lump sum, or as a regular monthly advance, or at times and in amounts that you choose. The money you get plus interest must be repaid when you die, sell your home, or permanently move away.
WHO IS ELIGIBLE?
All owners of the home must be at least 62 years of age. At least one owner must live in the home as a permanent address at least 6 months out of the year. Eligible properties include all Single Family Homes. Other properties such as Condominiums, 2-4 unit complex, and Manufactured homes may be eligible. Mobile homes and cooperatives are not eligible.
HOW DOES A REVERSE MORTGAGE WORK?
The money is tax-free to the owner. No repayment is required as long as you remain in the home. Because you make no monthly payments, the amount you owe grows larger over time. As your debt grows larger over time, the amount of cash you would have left after selling and paying off the loan (your “equity”) generally grows smaller. But you can never owe more than your home’s value at the time the loan is repaid. The debt against the home can never be greater than the “selling price” or “value” of the home at the time it is sold. That is, the selling price of the home “caps” the debt on the home because reverse mortgage loans are non-recourse loans. The borrower is responsible to pay property taxes and homeowners insurance. When the property is sold and the reverse mortgage debt repaid, any balance of retained equity would belong to the borrower, his or her estate or his or her heirs.
WHAT IS INCLUDED IN A REVERSE MORTGAGE COUNSELING SESSION?
In the reverse mortgage counseling session you will be able to get the answers to any question you have about any aspect of a reverse mortgage.

Counseling can be provided immediately by telephone or you may schedule a counseling session at a future time and date.

You will be provided with a packet of materials including the booklet, Home Made Money: A Consumers Guide To Reverse Mortgages; and other materials to help you to prepare for the counseling session. If you receive “immediate” counseling, the materials with the Certificate of completion will be sent following the “immediate” counseling session for your self-study. The counselor will discuss and review all costs and benefits of the RM. The review will include which costs are required and which costs may be negotiable with your lender or may vary from one lender to another.

The counselor will discuss other alternatives rather than a RM to make sure that you have considered other options such as selling and moving; home equity loans; or other programs of assistance that could be available to you.

Your income level, monthly living expenses and outstanding debt load may be important considerations in your decision to get a RM or not.

The counselor will answer any questions that you have related to a RM.

The counselor is not allowed to recommend or to not recommend that you get a RM, but the counselor will provide you with all of the information that you need to make a sound decision as to whether this product is right for you or not.

Upon completion of the counseling session, the counselor will send you two copies of the HECM Certificate indicating that you have completed the counseling requirement. It is this certificate that you must give to the lender if you decide that you want to go forward with the RM loans.

If time is of the essence, you may request that your counselor FAX a copy of the certificate to your lender to start the loan process.

A counselor will schedule an appointment for a day and time convenient for you. You may schedule a Telephone Appointment or a Face to Face Counseling session at our offices in the Century Office Park in Southwest Fort Wayne.

You may ask for immediate counseling at the time you make the initial call and we will try to provide immediate counseling per your request.
You will need to provide the counselor with the following information to schedule an appointment:
  • The address of the property.
  • Full name, address, ZIP Code of all owners of the property.
  • The month, day and year of birth of all owners.
  • Mailing address if it is different from the property address.
  • Type of property: Single Family Residence, Condo, or Manufactured home, etc.
  • The telephone number of each owner, and the telephone number for the counseling session.
  • The estimated dollar value of the property.
  • The county where your property is located.
  • The estimated total debt owed on the property or liens against the property that will be paid through the RM loans.
  • The names, addresses, and telephone numbers of any 3rd party participants that you would like to have participate with you in the counseling.
  • The method of payout you prefer.
  • An estimate of your monthly net income from all sources.
  • The primary reason that you are considering a RM loan.
  • Any special considerations that you think the counselor should be made aware of regarding the RM counseling session.
  • If you hold a Durable Power of Attorney or if you are acting as a guardian for the owner; then, documentation will be required to confirm that you have authority to act on behalf of the property owner.
